Location risk scoring system shows relative resilience of influence area around each and every property over time and within selected benchmark geography — local, regional, national.
LRS process:
  • 300M locations scored in the USA alone: 130M buildings (Microsoft), 153M parcels (Regrid), roads and free spaces.
  • To score locations, we first define them as influence areas around properties. Influence areas are property function type-specific.
  • Before scoring, we describe locations by the number of visitors and businesses.
  • Finally, we score each location against all others or against their selected peers within national or subnational context.
  • We use real-time big data to identify property tenants and visitors who are staying or moving in and out.

Location analytics principles we follow:
  • Location is not a geoposition of the property but an area extending far beyond walkable proximity.
  • Location is relational and always seen in the context (city, state, nation), so a helicopter view on the property location system is instrumental.
  • Location is dynamic: people and businesses are moving in and out, changing the supply/demand balance around properties.
